Terms & Conditions

A legal disclaimer

We are just normal people. We have treid our very best to provide a lovely holiday home. But accidents do happen so please ensure you have insurance. For example there is a step as you enter the kitchen, if you hurt yourself here I can't be held accountable, so do ensure if you are not from the UK you have amongst other things, health insurance.

We offer you two different ways of reserving our flat;

1. Book direct with us and receive 10% off the advertised price on AirBnB's platform. Email us to start this process.

2. Book via Airbnb.

When reserving the flat direct through us, you will be asked to pay the full amount at the time of booking.  We understand there is an element of trust here, so please take some reassurance from our reviews. If you are still uncomfortable paying up front please use the links to AirBnB and secure your reservation on their platform. 

We manage private bookings personally with you. The old fashioned way, by talking, (or at least an Email). We ask you to 

check that the dates you want are free, do this by looking at the calendar on our Availability page.  

Terms & Conditions 

1. Introduction These Terms and Conditions ("T&C") govern all bookings made directly through our website for the Entire Ground Floor Town Flat - Cartref ("Property"). By making a booking, you ("Guest") agree to these T&C, forming a legally binding contract between you and SY35 ("Host"). The Property is a self-catering holiday let located in Shrewsbury, UK, advertised on partner sites such as Booking.com and Airbnb. These T&C apply only to direct bookings and do not affect bookings made through third-party platforms, which are subject to their respective terms.

2. Booking and Payment 2.1. Bookings are confirmed upon receipt of a payment. 2.2. A refundable security deposit of £100 is required at the time of booking to cover potential damages or additional cleaning costs. This will be refunded within 7 days of departure, subject to inspection of the Property. 

3. Cancellation Policy 3.1. All cancellations must be made in writing via email to Stevepezza@gmail.com. 3.2. Cancellation fees are as follows:

  • More than 60 days before arrival: Full refund.

  • 30 to 60 days before arrival: 50% of the total booking cost is refunded.

  • Less than 30 days before arrival: No refund guarenteed, but note 3.3 which the host will tirelessly attempt

  • 3.3. If you need to cancel, a refund of some or all of the money will always be attempted. This is acheived  if the host manages to secure a booking for the cancelled period. Discount prices may need to be offered to secure a booking at late notice. 3.4. Guests are strongly advised to purchase travel insurance to cover cancellations due to personal circumstances (e.g., illness, travel disruptions).

4. House Rules 4.1. No smoking is permitted inside the Property. 4.2. Pets are not allowed unless prior permission has been given by the host, pets are free, but do let me know that you intend to bring them 4.4. Maximum occupancy is 2 persons and an additional baby with guests own moses basket or travel cot. 

5. Guest Responsibilities 5.1. Guests must take reasonable care of the Property, its furniture, fittings, and equipment, leaving it in the same condition as upon arrival. 5.2. Any damages or breakages must be reported to the Host. The host understands wear and tear, and accidents. Costs for major repairs, replacements, or extra cleaning will be deducted from the security deposit or charged separately if the deposit is insufficient, for any damage deemed reckless. 5.3. Guests must report maintenance issues (e.g., plumbing, electrical faults) to the Host promptly. 5.4. The Property must be left clean and tidy, with rubbish disposed of in designated bins. 5.5. Guests must not exceed the maximum occupancy or allow unauthorised persons to stay overnight.

6. Check-in and Check-out 6.1. Check-in is available from 3:00 PM on the arrival date. 6.2. Check-out is required by 11:00 AM on the departure date. 6.3. Early check-in or late check-out may be available upon request, subject to availability, this is free there will be NO additional fee. 6.4. Guests will receive check-in instructions (e.g., key collection or lockbox code) prior to arrival.

7. Amenities and Property Description 7.1. The Property is a fully equipped ground-floor flat, including a kitchen (with oven, microwave, fridge, freezer and toaster.) Wi-Fi, TV, washing machine, and heating. 7.2. Sun loungers to complement garden furniture is also available. 7.3. The Property is not suitable for guests with reduced mobility due to 3 steps on the approach to the property, and one step within the property. 

8. Liability and Insurance 8.1. The Host is not liable for loss, injury, or damage to Guests or their belongings, 

8.2. The Host is not responsible for events beyond their control, such as power outages, water supply issues, or adverse weather conditions. 8.3. Guests are responsible for their own safety and the safety of their party during their stay. 8.4. Guests are strongly advised to purchase travel insurance to cover cancellations, medical emergencies, and other unforeseen events.

9. Force Majeure 9.1. If the Property becomes unavailable due to events beyond the Host’s control (e.g., natural disasters, government restrictions, or major disruptions), the Host will notify the Guest as soon as possible and issue a full refund. 9.2. In such cases, the Host’s liability is limited to the amount paid by the Guest, and no additional compensation will be provided. But the host will work tirelessly to find similar suitable accommodation.

10. Third-Party Bookings 10.1. Bookings made through partner sites (e.g., Booking.com, Airbnb) are subject to the T&C of those platforms, including their cancellation policies and fees. 10.2. This T&C applies only to bookings made directly through this website.

11. Contact Information 11.1. For enquiries, cancellations, or issues during your stay, please contact the Host at the telephone number supplied. The host communicates through What's App as occasionally the host is not within the UK phone network.​ 

12. Governing Law 12.1. These T&C are governed by the laws of England and Wales, and any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.

By booking the Entire Ground Floor Town Flat, you acknowledge that you have read, understood, and agree to these Terms and Conditions.

Refund Policy

At Cartref, Breidden View Holiday Let, we aim to offer a clear and fair refund policy for our guests. Please review the terms below:

 

- Requests for cancellations will be accepted up to 60 days before anticipated arrival. 

- Requests for cancellations made after 60 days but before 30 days will recieve a 50% refund.

- Requests to cancel less than 30 days before arrival are not guaranteed a refund.

- However, we will make every effort to rebook the cancelled dates regardlesss of the time before arrival. We dont want guests to be out of pocket, and we also don't want nights that were not previously available to be booked, now being empty due to a cancellation.

- If the dates are rebooked for the same or higher amount, you will receive a full refund.

- If the dates are rebooked for a lower amount, you will receive a refund equivalent to the new booking payment.

- If the dates cannot be rebooked, no refund will be provided.

- No refunds will be issued for early departures or no-shows.

- The £100 damage deposit will be returned within 7 days of departure, provided no damage is reported.

- All refunds will be processed within 14 days of the cancellation or rebooking confirmation.

- In the interest of fairness we will also honour any cancellation request made in advance of two months before the booking.

 

For exceptional circumstances, please contact us directly. We recommend travel insurance for additional coverage. This policy complies with applicable consumer protection laws, but we advise consulting legal counsel for specific guidance.
